Look at the total-repaid column. On a 20-year loan at 8.5%, you pay back roughly double what you borrow. A ₹50 lakh loan becomes ₹1.04 crore. That interest is not a fee — it is the single largest line item in most people's lifetime spending, larger than education or healthcare.
Two levers reduce it meaningfully: a shorter tenure, and prepayment. Everything else is noise.
EMI uses the reducing-balance formula: P × r × (1+r)^n divided by ((1+r)^n − 1), where P is the principal, r is the monthly interest rate, and n is the number of months.
Banks allow up to 45–50% of net monthly income, but financial planners recommend keeping the EMI at 30–35% so you retain room for emergencies, children's expenses, and retirement savings.
