Exact EMI, total interest, and the salary you need for a ₹30 Lakh home loan — across every rate and tenure combination.
Rates and slabs are indicative, as of August 2026
Short answer: a ₹30 Lakh home loan at 8.5% for 20 years costs ₹26,035 per month. Over the full tenure you repay ₹62.48 L — the original ₹30 Lakh plus ₹32.48 L in interest. A ₹30 lakh loan is the most common ticket size in Indian metros for a 2BHK in the outer suburbs. Expect to need a household income of around ₹1.1 lakh a month.
Home loan rates move with the RBI repo rate and vary between lenders. Find your rate on the left and your preferred tenure across the top:
| Interest Rate | 10 years | 15 years | 20 years | 25 years | 30 years |
|---|---|---|---|---|---|
| 8.0% | ₹36,398 | ₹28,670 | ₹25,093 | ₹23,154 | ₹22,013 |
| 8.5% | ₹37,196 | ₹29,542 | ₹26,035 | ₹24,157 | ₹23,067 |
| 9.0% | ₹38,003 | ₹30,428 | ₹26,992 | ₹25,176 | ₹24,139 |
| 9.5% | ₹38,819 | ₹31,327 | ₹27,964 | ₹26,211 | ₹25,226 |
| 10.0% | ₹39,645 | ₹32,238 | ₹28,951 | ₹27,261 | ₹26,327 |

A longer tenure feels easier month to month but costs dramatically more overall. Here is the same ₹30 Lakh loan at 8.5% across different tenures:
| Tenure | Monthly EMI | Total Interest | Total Repaid | Interest as % of Loan |
|---|---|---|---|---|
| 10 years | ₹37,196 | ₹14.63 L | ₹44.63 L | 49% |
| 15 years | ₹29,542 | ₹23.18 L | ₹53.18 L | 77% |
| 20 years | ₹26,035 | ₹32.48 L | ₹62.48 L | 108% |
| 25 years | ₹24,157 | ₹42.47 L | ₹72.47 L | 142% |
| 30 years | ₹23,067 | ₹53.04 L | ₹83.04 L | 177% |
Notice the trade-off. Going from 20 years to 30 years reduces your EMI by ₹2,967 a month — but adds ₹20.56 L to your total interest. That extra breathing room is expensive.
Lenders cap your EMI at roughly 45–50% of net monthly income, and reduce that limit further if you have existing loans. For a ₹30 Lakh loan:
| Existing EMIs | Minimum Monthly Take-Home Needed |
|---|---|
| None | ₹54,239 |
| ₹10,000/month | ₹75,072 |
| ₹20,000/month | ₹95,906 |
A joint application with a spouse combines both incomes and is the most common way buyers bridge an eligibility gap.
Your loan covers at most 80% of the property value. For a ₹30 Lakh loan, the property is likely around ₹37.50 L, which means you also need:
| Cost | Typical Amount |
|---|---|
| Down payment (20%) | ₹7.50 L |
| Stamp duty & registration (6–8%) | ₹2.62 L |
| Loan processing fee (0.5–1%) | ₹22,500 |
| Interiors & furnishing | ₹3.00 L onwards |
Add it up and the cash you need upfront is often 30–35% of the property price, not the 20% down payment people plan for.
Under the old tax regime, you can claim up to ₹2 lakh a year on home loan interest under Section 24(b), and up to ₹1.5 lakh on principal repayment under Section 80C. In the first years of a ₹30 Lakh loan, your annual interest is around ₹2.55 L, so you would comfortably use the full ₹2 lakh deduction.
Under the new tax regime, these deductions are not available for a self-occupied property. If you have a large home loan, it is worth running both regimes side by side before choosing.
For a ₹30 Lakh home loan at 8.5% interest over 20 years, the monthly EMI is approximately ₹26,035. Over the full tenure you repay ₹62.48 L, of which ₹32.48 L is interest.
Banks generally allow an EMI of up to 45–50% of your net monthly income. For a ₹30 Lakh loan with an EMI of ₹26,035, you would need a monthly take-home of roughly ₹54,239, assuming you have no other running EMIs.
At 8.5% over 20 years, total interest on a ₹30 Lakh loan is about ₹32.48 L — that is 108% of the amount borrowed. Reducing the tenure to 15 years cuts the interest to ₹23.18 L.
Yes. Extending the tenure lowers the EMI but increases total interest. Moving from 20 to 30 years drops the EMI from ₹26,035 to ₹23,067, but total interest rises from ₹32.48 L to ₹53.04 L. Negotiating a lower rate or making a larger down payment are usually better options.
