Exact EMI, total interest, and the salary you need for a ₹25 Lakh home loan — across every rate and tenure combination.
Rates and slabs are indicative, as of August 2026
Short answer: a ₹25 Lakh home loan at 8.5% for 20 years costs ₹21,696 per month. Over the full tenure you repay ₹52.07 L — the original ₹25 Lakh plus ₹27.07 L in interest. At ₹25 lakh, your total interest over 20 years roughly equals the loan itself. This is the point where prepayment starts making a serious dent.
Home loan rates move with the RBI repo rate and vary between lenders. Find your rate on the left and your preferred tenure across the top:
| Interest Rate | 10 years | 15 years | 20 years | 25 years | 30 years |
|---|---|---|---|---|---|
| 8.0% | ₹30,332 | ₹23,891 | ₹20,911 | ₹19,295 | ₹18,344 |
| 8.5% | ₹30,996 | ₹24,618 | ₹21,696 | ₹20,131 | ₹19,223 |
| 9.0% | ₹31,669 | ₹25,357 | ₹22,493 | ₹20,980 | ₹20,116 |
| 9.5% | ₹32,349 | ₹26,106 | ₹23,303 | ₹21,842 | ₹21,021 |
| 10.0% | ₹33,038 | ₹26,865 | ₹24,126 | ₹22,718 | ₹21,939 |

A longer tenure feels easier month to month but costs dramatically more overall. Here is the same ₹25 Lakh loan at 8.5% across different tenures:
| Tenure | Monthly EMI | Total Interest | Total Repaid | Interest as % of Loan |
|---|---|---|---|---|
| 10 years | ₹30,996 | ₹12.20 L | ₹37.20 L | 49% |
| 15 years | ₹24,618 | ₹19.31 L | ₹44.31 L | 77% |
| 20 years | ₹21,696 | ₹27.07 L | ₹52.07 L | 108% |
| 25 years | ₹20,131 | ₹35.39 L | ₹60.39 L | 142% |
| 30 years | ₹19,223 | ₹44.20 L | ₹69.20 L | 177% |
Notice the trade-off. Going from 20 years to 30 years reduces your EMI by ₹2,473 a month — but adds ₹17.13 L to your total interest. That extra breathing room is expensive.
Lenders cap your EMI at roughly 45–50% of net monthly income, and reduce that limit further if you have existing loans. For a ₹25 Lakh loan:
| Existing EMIs | Minimum Monthly Take-Home Needed |
|---|---|
| None | ₹45,199 |
| ₹10,000/month | ₹66,032 |
| ₹20,000/month | ₹86,866 |
A joint application with a spouse combines both incomes and is the most common way buyers bridge an eligibility gap.
Your loan covers at most 80% of the property value. For a ₹25 Lakh loan, the property is likely around ₹31.25 L, which means you also need:
| Cost | Typical Amount |
|---|---|
| Down payment (20%) | ₹6.25 L |
| Stamp duty & registration (6–8%) | ₹2.19 L |
| Loan processing fee (0.5–1%) | ₹18,750 |
| Interiors & furnishing | ₹3.00 L onwards |
Add it up and the cash you need upfront is often 30–35% of the property price, not the 20% down payment people plan for.
Under the old tax regime, you can claim up to ₹2 lakh a year on home loan interest under Section 24(b), and up to ₹1.5 lakh on principal repayment under Section 80C. In the first years of a ₹25 Lakh loan, your annual interest is around ₹2.13 L, so you would comfortably use the full ₹2 lakh deduction.
Under the new tax regime, these deductions are not available for a self-occupied property. If you have a large home loan, it is worth running both regimes side by side before choosing.
For a ₹25 Lakh home loan at 8.5% interest over 20 years, the monthly EMI is approximately ₹21,696. Over the full tenure you repay ₹52.07 L, of which ₹27.07 L is interest.
Banks generally allow an EMI of up to 45–50% of your net monthly income. For a ₹25 Lakh loan with an EMI of ₹21,696, you would need a monthly take-home of roughly ₹45,199, assuming you have no other running EMIs.
At 8.5% over 20 years, total interest on a ₹25 Lakh loan is about ₹27.07 L — that is 108% of the amount borrowed. Reducing the tenure to 15 years cuts the interest to ₹19.31 L.
Yes. Extending the tenure lowers the EMI but increases total interest. Moving from 20 to 30 years drops the EMI from ₹21,696 to ₹19,223, but total interest rises from ₹27.07 L to ₹44.20 L. Negotiating a lower rate or making a larger down payment are usually better options.
