Exact EMI, total interest, and the salary you need for a ₹10 Lakh home loan — across every rate and tenure combination.
Rates and slabs are indicative, as of August 2026
Short answer: a ₹10 Lakh home loan at 8.5% for 20 years costs ₹8,678 per month. Over the full tenure you repay ₹20.83 L — the original ₹10 Lakh plus ₹10.83 L in interest. A ₹10 lakh loan is common for plot purchase, home renovation, or topping up an existing loan. Because the principal is small, even a full percentage point of rate difference changes your EMI by only about ₹600.
Home loan rates move with the RBI repo rate and vary between lenders. Find your rate on the left and your preferred tenure across the top:
| Interest Rate | 10 years | 15 years | 20 years | 25 years | 30 years |
|---|---|---|---|---|---|
| 8.0% | ₹12,133 | ₹9,557 | ₹8,364 | ₹7,718 | ₹7,338 |
| 8.5% | ₹12,399 | ₹9,847 | ₹8,678 | ₹8,052 | ₹7,689 |
| 9.0% | ₹12,668 | ₹10,143 | ₹8,997 | ₹8,392 | ₹8,046 |
| 9.5% | ₹12,940 | ₹10,442 | ₹9,321 | ₹8,737 | ₹8,409 |
| 10.0% | ₹13,215 | ₹10,746 | ₹9,650 | ₹9,087 | ₹8,776 |

A longer tenure feels easier month to month but costs dramatically more overall. Here is the same ₹10 Lakh loan at 8.5% across different tenures:
| Tenure | Monthly EMI | Total Interest | Total Repaid | Interest as % of Loan |
|---|---|---|---|---|
| 10 years | ₹12,399 | ₹4.88 L | ₹14.88 L | 49% |
| 15 years | ₹9,847 | ₹7.73 L | ₹17.73 L | 77% |
| 20 years | ₹8,678 | ₹10.83 L | ₹20.83 L | 108% |
| 25 years | ₹8,052 | ₹14.16 L | ₹24.16 L | 142% |
| 30 years | ₹7,689 | ₹17.68 L | ₹27.68 L | 177% |
Notice the trade-off. Going from 20 years to 30 years reduces your EMI by ₹989 a month — but adds ₹6.85 L to your total interest. That extra breathing room is expensive.
Lenders cap your EMI at roughly 45–50% of net monthly income, and reduce that limit further if you have existing loans. For a ₹10 Lakh loan:
| Existing EMIs | Minimum Monthly Take-Home Needed |
|---|---|
| None | ₹18,080 |
| ₹10,000/month | ₹38,913 |
| ₹20,000/month | ₹59,746 |
A joint application with a spouse combines both incomes and is the most common way buyers bridge an eligibility gap.
Your loan covers at most 80% of the property value. For a ₹10 Lakh loan, the property is likely around ₹12.50 L, which means you also need:
| Cost | Typical Amount |
|---|---|
| Down payment (20%) | ₹2.50 L |
| Stamp duty & registration (6–8%) | ₹87,500 |
| Loan processing fee (0.5–1%) | ₹7,500 |
| Interiors & furnishing | ₹3.00 L onwards |
Add it up and the cash you need upfront is often 30–35% of the property price, not the 20% down payment people plan for.
Under the old tax regime, you can claim up to ₹2 lakh a year on home loan interest under Section 24(b), and up to ₹1.5 lakh on principal repayment under Section 80C. In the first years of a ₹10 Lakh loan, your annual interest is around ₹85,000, so you would comfortably use the full ₹2 lakh deduction.
Under the new tax regime, these deductions are not available for a self-occupied property. If you have a large home loan, it is worth running both regimes side by side before choosing.
For a ₹10 Lakh home loan at 8.5% interest over 20 years, the monthly EMI is approximately ₹8,678. Over the full tenure you repay ₹20.83 L, of which ₹10.83 L is interest.
Banks generally allow an EMI of up to 45–50% of your net monthly income. For a ₹10 Lakh loan with an EMI of ₹8,678, you would need a monthly take-home of roughly ₹18,080, assuming you have no other running EMIs.
At 8.5% over 20 years, total interest on a ₹10 Lakh loan is about ₹10.83 L — that is 108% of the amount borrowed. Reducing the tenure to 15 years cuts the interest to ₹7.73 L.
Yes. Extending the tenure lowers the EMI but increases total interest. Moving from 20 to 30 years drops the EMI from ₹8,678 to ₹7,689, but total interest rises from ₹10.83 L to ₹17.68 L. Negotiating a lower rate or making a larger down payment are usually better options.
